Every figure here comes from Victorian suppliers, councils or national cost guides. None of them is a quote from us, and none is a Geelong rate, because no Geelong or Barwon operator publishes one. Read them as Melbourne metro benchmarks; two of those suppliers price regional work separately anyway. These are published Victorian ranges, mostly Melbourne-metro, because nobody publishes a Geelong rate. Your quote comes from the removalist and is based on your property, not averages.
Area is the obvious driver and the easiest to estimate. Two independent Victorian suppliers put general non-friable removal at $45 to $150 per square metre, agreeing within $5 at the bottom and exactly at the top of that band. Where you land inside it has less to do with the size of the job than with everything around it.
Condition matters more than area. Sheeting that is sound is non-friable, which is Class B work. Material that has gone chalky and crumbly, been through a fire, or already been smashed can be treated as friable, and friable asbestos is Class A work with no exemption at any quantity. Nobody publishes a reliable price difference between the two, so be wary of any site that gives you one.
The rest is logistics, and it is where two quotes on the same amount of material pull apart. These are the things a removalist is weighing up when they look at your place:
Lead time is worth planning for, even though it is not a line on the quote. A licence holder has to notify WorkSafe before starting: at least 24 hours ahead for 10 square metres or less of non-friable material, and at least five days ahead for anything larger. That duty sits with the removalist, never with you, and it is the usual reason a crew cannot start tomorrow.
Per sheet rates of $20 to $50 circulate widely and they are real, but read on their own they are misleading. On a four sheet repair you are not paying $200. You are paying the minimum job charge of $800 to $1,500, because the cost sits in the setup rather than the sheets.
That setup is the same whether the job is small or large. A controlled work area, protective equipment, keeping the material wet, taking sheets off whole instead of breaking them, wrapping everything to the required thickness of plastic, labelling every package, and carting a legal load to a landfill licensed to accept it. A full set of eaves, which is a fiddly job at height, sits at $1,500 to $2,500 for much the same reason.
Worth knowing if you have more than one thing to deal with. If a removalist is already coming for the fence, ask them to price the shed wall, the old eaves lining and the garage roof in the same visit. Mobilisation is the expensive part and you only pay for it once.
Disposal is the big one. Asbestos waste is classified as reportable priority waste in Victoria and can only go to a landfill authorised to receive it. In the whole Barwon region there is exactly one: Drysdale Landfill, small domestic quantities only, with a six by four trailer as the cap. Call them on (03) 5251 2935 before you load anything, because authorised landfills can still decline a load and you may need to book a time.
Drysdale does not publish its asbestos fee, so anyone quoting you a Geelong gate price is guessing. Other Victorian councils do publish theirs, at $100 to $376 per tonne, a spread of nearly four times across three shires. That spread is the reason a single Victorian disposal figure would be wrong for most of the state, and none of those three is Geelong. Every Surf Coast transfer station refuses asbestos and Colac Otway publishes no option at all, so a Torquay or Colac homeowner is looking at one legal destination on the Bellarine, which the disposal page covers properly.
Then there is the clearance certificate. It runs $165 to $250 and it has to come from an independent person, someone with no financial interest in the removal, which means it can never be the removalist who did the work. It is required after Class A or Class B removal, and not required where the job was only non-friable material not exceeding 10 square metres in total. For a homeowner at their own home the duty to obtain it sits with the licence holder, not with you.
Air monitoring is the line most often quoted at people who do not need it. It runs $250 to $600 per day where it is required, and Victoria's regulations do not require it for Class B work. On an ordinary residential fence or roof it is not a routine cost.
Skip bins, last. No Victorian operator publishes an asbestos bin price, so anyone quoting you one is quoting, not publishing. What is consistent is the structure: a hire fee plus a separate tipping fee charged by weight, with the bin lined and the material bagged before it goes in. Asbestos never goes in a general waste skip or out with a council hard waste collection.
This is the part most cost guides get wrong, and getting it wrong costs people money. The limits you will read everywhere, 10 square metres of non-friable material and no more than one hour of removal work in any seven days, come from Victoria's OHS Regulations. They bind employers and self-employed persons at workplaces. A home is not a workplace, so they do not apply to a homeowner working on their own house, and it is not accurate to say it is illegal to remove more than 10 square metres at home.
What is accurate is more useful anyway. That is the limit the law sets for anyone doing this as work, WorkSafe recommends homeowners follow the same code, and both caps become law the moment a tradesperson, a tenant, a rental property, business premises or a paid helper is involved. Friable material is never covered at any quantity and always needs a Class A removalist.
So the honest answer on saving money: a fence line, a garage or a house roof is far past 10 square metres and far past an hour of work regardless of who does it. The saving is also smaller than it looks once you price plastic of the right thickness, labelled packaging, a vehicle you are willing to line, and the single legal destination on the Bellarine. Testing is where the real money is saved, at $88 to $160 per sample, because it tells you whether any of this applies before you spend anything.
